A. The talent and expertise of our group covers the full spectrum of the elements required in the program, including Financial, Site planning, Construction, Property Management and Real Estate Marketing.
B. It is our intention to revitalize a targeted area on a dual basis. This will address a program that will create new housing, as well as to rehabilitate existing homes within an existing community.
C. Such New Housing units would be built to sell at prices within the guidelines of Affordable Housing, and/or moderate market rate housing.
D. The size of the units would be configured to accommodate both the first-time home buyer and already existing larger households.
E. An additional function of our program would be to entail the establishment of a program in which our organization would work with the homeowners. It is our intention that with the advent of new homes in their community, the existing homeowners will be stimulated and encouraged to improve their respective properties. This in turn will encourage prospective new home purchasers to become part of the re-enhancement of the subject neighborhood.
This aspect of our dual program will include staff that can:
A. Assist existing homeowners in the refinancing of their homes for the purpose of home improvement.
B. Provide a group of qualified contractors that are committed to providing Quality Home Improvements at reasonable “pre-set published prices”.
C. Work with the existing and new homeowners to create/ upgrade and operate a community association.
D. Create services and social empowerment projects that serve the target community, i.e. day care centers, property management, etc. Such services would be performed by local CDC's, where applicable for the benefit of the community and the CDC’s own financial success.
Although our “In Fill” projects are normally neighborhood based, we are anticipating to eventually expand our housing programs to lots throughout the targeted region with this concept, our marketing program intends to treat the entire targeted region as a Re-Development site. We intend to locate a model home on centrally located sites in the target area. These models will be completed and furnished as turn-key units.
A. This center would be operated on a schedule that will accommodate the schedules of working families, including evenings.
B. These models will reflect the actual products to be built. It is our intention to deliver a house in a standard package of quality construction and contemporary appearance. This will include a landscape package so as not to warrant the necessity of upgrades. We will offer the same coordination services associated with, higher priced homes. Even under standard conditions, the purchasers will have the capability to participate in the selection of numerous elements of their new home.
We believe that our program represents a most unique approach to both creating new housing and bolstering revenue to local government. As a result, we believe it will receive a wide range of media coverage. Once we have effectively announced our program and presented our initial group of homes, we will initiate an advertising program as presented herein.
• We plan to augment media coverage with strategically placed public service type print, spot radio and TV announcements. Our presentation will be more of an Informal Educational approach rather than a hard sell, high sizzle approach.
• We will further reinforce this approach by working with local social/civic religious and not for profit groups.
Production Time - The basic housing unit that we build takes approximately 4 to 5 months from start to finish depending on completion of infrastructure and local weather.
As previously stated, we do not have to contend with absorption factors and the ensuing market share because we are an affordable housing CRA Initiative. As a result of this we do not have the traditional heavy marketing expenses and protracted time frame for development.
All our housing unit building plans are drawn in conformance with the state and local codes of our development areas. The process for submission, review and approval can range from 1 to 6 weeks per locale.
Our start up time is from 30-45 days from governing local regulatory agency building plan approvals.
