THE PROSPECTIVE HOMEOWNER
In following the edicts of Social Entrepreneurship, AHA not only addresses the elements of creating affordable housing, but it also embraces a philosophical approach in its supporting actions to bring about “Economic Betterment” and “Social Empowerment”, for its targeted purchasers and community at large. As social entrepreneurs, AHA's development team readily accepts abbreviated profit margins, as a necessary ingredient in the formulation of an affordable housing initiative. Of the various financial levels of Affordable Housing, AHA’s signature business model is to develop “Home Ownership” opportunities for “work force” families.
This “Opportunities Package” will help prepare prospective purchasers for home ownership responsibilities and the means in which to acquire a home, including obtaining a mortgage. Our short-term goal of this phase of our initiative is to assist renters to overcome the financial hurdles of attaining home ownership. In every instance we also extend the “Right of First Refusal” to local residents to obtain one of our newly developed homes in their respective neighborhoods. This is a critical element of our program in an attempt, to avoid “Gentrification” of the targeted community.
LOCAL NON PROFITS, “SMALL BUSINESS" & MINORITY CONTRACTORS
The intent of this phase of the AHA initiative is to generate a rapid turnaround of a targeted neighborhood, but not at the expense of limiting the participation of local developmental sources, that do not normally have the financial wherewithal to undertake this type of development en masse.
Under the AHA Initiative, AHA would serve as the Master Developer of a targeted neighborhood(s). In turn AHA extends its development funding and mortgage capability to these local entities, with a commitment to set aside a working percentage of the overall initiative housing units. This will create an environment for the Economic Betterment of the local community at large.
LOCAL GOVERNMENT
As the AHA Initiative includes the rehabilitation of a neighborhood by the infusion of new units and or rehabilitated properties, local government benefits as a result of the revenue for increased tax rolls. AHA also takes a unique approach in that while it will gladly accept the donation of surplus properties by local government for inclusion of its initiative, it offers to pay for the land at the time of conveyance to third party individual purchasers.
The values attached to the land are a value that supports our end-product mandated price point caps. While we do strive to be the beneficiary of donated land(s), we do accept the reality as it may relate to the constraints of the local government’s ability to donate land. In general, AHA brings the financial capability and seasoned professionalism to undertake a neighborhoods rehabilitation initiative, and complete same on an expedited and timely basis.
SCOPE OF PROJECT
The scope of our projects will include multiple regional development. Each individual market will further reflect both Urban and Suburban Development Areas. Our housing product will range from single family homes, town homes, patio, Villa type homes, and multiple housing units.
THE AFFORDABLE HOUSING UNITS
The size of the units will range from approximately 1207 sq.ft. to approximately 1344 sq. ft. with 3 bedrooms and 2 full baths, all kitchen
counters will be of granite, plus wood kitchen and bath cabinetry. As a rule, there will be multiple different interior designs each with 2/3 different exterior elevations. In many instances car ports/garages will be provided as an option. We have the capability to build larger housing units should there be such a demand.
HOME PRICE POINTS – INCLUDING LAND
All base price units, including kitchen appliances will be at a price point – to reflect the lowest spectrum of regional housing costs. This will vary in relationship to market valuations. However, all our housing units will represent a compelling value.
MORTGAGE PROGRAM
Under our intended “Construction to Perm" Program, all prospective purchasers will be Pre-Qualified in relationship to lender criteria. AHA will conduct a series of educational seminars in conjunction with local Houses of Worship, fraternal, civic and faith-based organizations. In addition, AHA will maintain a local facility to accommodate prospective purchasers. Initially floor plans and rendering will be utilized to support sales while model homes are constructed.
